We now have a fantastic opportunity for a Real Estate Lead to join our team.

In this role, you will act as a strategic advisor to the business on all Corporate Real Estate matters, bringing a diverse range of industry experience, with the ability to navigate and influence complex stakeholder groups, along with the self-confidence to speak in the best interest of AZ. Doing so as part of a client-centric operating model centered around Business Unit verticals and their unique demands and asset profiles.

The role is geographically based within major AstraZeneca markets to build positive working relationships and knowledge base at the Site level, primarily within the R&D and Operations property portfolios, to effectively assess and deliver real estate strategies and transactions aligned with the business objectives.

What you'll do:

Work closely with R&D and Operations Business Partners throughout the process, starting with standard Terms of Engagement spelling out the business requirements, risks and constraints, and inform opportunities to be considered therein

Lead engagement with site sponsors to define detailed evaluation plans to include site specific objectives and rules of engagement, scenarios to be evaluated, cross functional team members, and detailed plans

Fully own client relations and act as the single point of contact with site stakeholders, finance business partners and operational staff, along with external partners and affiliates, property owners, brokers and legal counsels.

Facilitate the delivery of real estate strategies informed by sound scenario analysis and supporting business cases, acting as the lead architect introducing creative real estate solutions aligned with the Enterprise-Business Unit objectives and property performance metrics

Establish clear accountabilities for all cross-functional team members in gathering key business insights and scenario assumptions, with assignments and deadlines identified and communicated early in the process

Act as primary point of contact with external partners across the evaluation and transactional phases

Develop and present business case summaries comparing financial and non-financial factors against business drivers, clearly documenting, and securing business endorsements on the recommended real estate strategy

Identify, evaluate and communicate risks using robust risk management processes

Govern the transactional aspects for endorsed real estate strategies, liaison with AZ brokers in negotiating deal terms in line or more favourable than business case assumptions, establishing legal governance and support to deliver and implement contractual agreement that in a manner aligned with AZ corporate policies.

Ensure company and industry design standards, and Best Practices are incorporated into the deliverables

Transition scope/time/cost assessments to our Workplace Execution Teams to advance the design and build phases of the project

Record Key Performance Indicators and conduct lessons learned review following each engagement

Contribute to continuous improvement of core business processes utilisng best practice from both internal and external delivery models and is scalable to meet the full variety of real estate scenarios

Essential Skills & Experience

  • Significant experience in Corporate Real Estate preferably in life science and/or large corporate arenas

  • Proven track record developing, executing, and managing real estate and workplace strategies that meet business objectives

  • Deep understanding of real estate related processes: property portfolio management, scenario and financial analysis, lease transactions, design, and project management

  • Ability to act as change agent and communicate effectively across all levels of the organization

  • Strong intuition for business, organizational skills, and written communication style

  • Ability to collaborate effectively as a team working across multiple countries, time zones and cultural sensitivities

  • Self-motivated with the ability to work independently with minimal direction

  • Bachelor's Degree required (or equivalent); Real Estate Management, Business Administration or Finance, preferred
